The number of real estate transactions varied little from 2012 to 2013, reports from Heritage Title Company and the Delta County Board of Realtors reveal. A total of 621 sales were recorded in 2013, compared to 626 in 2012.
Volume totaled $102.6 million in 2013, a 2.7% increase from 2012. The Delta County Board of Realtors report median and average sale prices increased by 8.4% and 7.9%, respectively. The number of days houses were on the market declined during the year.
There were five sales over the $1 million mark, including the biggest sale of the year — $3.8 million for the new site of Tractor Supply Company at 145 Gunnison River Drive in Delta.
Heritage Title reports foreclosed properties accounted for 19% of all sales in 2013, a decrease from 2012 when the resale of foreclosed homes accounted for 30% of sales.
Foreclosure filings in Delta County dropped 44% from 244 in 2012 to 136 in 2013. The number of completed foreclosures also decreased, from 158 completed in 2012 to 137 in 2013.
"Looking forward, the 2014 real estate market is expected to stay near 2013 levels, with a stronger showing in the commercial arena," said Tamra Smith of Heritage Title Company.
