Paonia Holdings revises land use change application

A joint meeting of the Delta County Planning and Zoning Commission and Upper North Fork Area Planning Committee to hear comments regarding a land use change application at a former coal load-out near Paonia was rescheduled to 6:30 p.m. Tuesday, June 6, at Paonia Town Hall.
An on-site meeting for "ancillary property" located on Stevens Gulch Road was also rescheduled for 3 p.m. this Friday, May 19, at 16180 Stevens Gulch Road.
Paonia Holdings, LLC, has applied for a land use change to "commercial and light industrial" under Delta County's Specific Development Regulations, for parcels located at 41322 and 41402 Hwy. 133, about one mile north of Paonia. The roughly 1.5-mile long strip of land is currently owned by Bowie Resources, LLC, and is a former coal load-out site.
Delta County planner Kelly Yeager explained that last week's joint meeting was canceled after no one showed up to a scheduled site visit to "ancillary property" located on Stevens Gulch. The site visit was scheduled to follow a May 4 site visit to the Highway 133 properties. The site visit was attended by about 30 residents, planners and Bowie representatives.
The county wanted to give interested parties an opportunity to visit the Stevens Gulch site with the applicant, planners and Bowie Resources representatives ahead of a planning meeting, said Yeager. "We want to give everyone a chance to comment."
According to a letter from the county Planning and Community Development department to property owners within 1,000 feet of the property boundary, applicant Mark Levin, with Paonia Holdings, LLC, has amended his original application. Levin is requesting that three parcels on Stevens Gulch Road be designated "Residential Single Family" (RSF) "with the ancillary use of electrical and communications (already existing)." If approved by the Delta County Board of County Commissioners, another parcel would be designated RSF, "with the ancillary uses of electrical and communication utilities and non-commercial storage of privately owned business equipment, not to exceed 2.5 acres."
In addition, the public comment period has been extended to the June 12 meeting of the Delta County commissioners to allow commissioners to attend the June 5-7 summer conference of the Colorado Counties Foundation, said Yeager.
A final decision on the application is expected by the BoCC at the June 12 commissioners' meeting.
