Seniors, disabled vets may qualify for property tax exemptions

The Colorado Constitution established a property tax exemption for senior citizens and disabled veterans. For those who qualify, 50 percent of the first $200,000 in actual value of the primary residence is exempted from property tax. The State of Colorado pays the property taxes on the exempted value. Qualifying seniors are urged to submit applications if they have not yet done so.

Taxpayers 65 years and older as of Jan. 1, who have owned and occupied the property as their primary residence for at least 10 consecutive years may qualify for the senior exemption.

To apply, you must complete the appropriate application form and return it to the assessor by July 16. For an application form or a brochure that explains the senior citizen exemption in greater detail, call the Delta County assessor's office at 874-2120.

In 2006, the senior property tax exemption was expanded to include "qualifying disabled veterans."

A disabled veteran exemption is available to those applicants who:

sustained a service-connected disability while serving on active duty in the armed forces of the United States, were honorably discharged, and were rated by the United States Department of Veterans Affairs as one hundred percent "permanent and total" disabled.

The applicant must have owned and occupied the home as his or her primary residence since Jan. 1 of the year of application; however, limited exceptions to the ownership and occupant requirements are detailed in the eligibility requirements section of the application. Owners of multiple residences may only designate one property as their primary residence. The application deadline is July 1.
